What to Have Ready

A more productive first conversation if you have thought through:

  • Configuration: 3 or 4 BHK. The statutory filings do not state the official mix; the 3 BHK is the predicted primary type, and third-party marketing puts the 3 and 4 BHK band at roughly 2,430 to 3,240 sq ft.
  • Tower and floor preference: six residential towers rise 3B+G+36 or 37 upper floors, at 112.8 to 115.8 m. Higher floors, corner units and positions away from the commercial tower will carry premiums once pricing is published.
  • Intended use: end-use, investment, or both. The Sarjapur corridor supports a genuine rental case on the ORR and Electronic City employment base, and the answer changes which units suit you.
  • Financing: all-cash, home loan, or partial. An in-principle sanction shortens the booking process materially at this ticket size.
  • Timing: whether you are buying against the stated 28 February 2030 completion or looking to exit earlier in the construction cycle.

Questions Worth Asking on Your Visit

This is a pre-launch, pre-registration project, and for several questions the honest answer is still "not yet confirmed". Ask directly:

  • The Karnataka RERA registration status and number once granted. Under Section 3 of the Real Estate (Regulation and Development) Act 2016, a project in this class may not lawfully be advertised, marketed, booked or sold until it is registered. Nothing should be booked against an unregistered project, and this is the single most important question on the list.
  • The environmental clearance position. At 680,220 sq m of built-up area the project sits well above the threshold requiring State Environment Impact Assessment Authority clearance, and that clearance governs the construction programme.
  • The BDA sanctioned plan. Both parcel villages fall inside the BDA Local Planning Area, so BDA is the competent sanctioning authority — but competence is not the same as a plan having been sanctioned. Ask which stage the plan is actually at.
  • The confirmed unit-wise area schedule and BHK mix, neither of which appears in the statutory filings.
  • The tertiary nala that runs through the site, its 15 m buffer and the roughly 220 m realignment proposed — ask how the built form sits against it and what the approved alignment is.
  • The project-specific payment schedule and cost sheet. Any generic construction-linked ladder circulating in the market is template boilerplate rather than this project's terms.
  • Which lifestyle amenities are contractually committed. The statutory documents confirm landscape, civic amenity area, parking, driveways, STP and power infrastructure. A clubhouse, pool and sports facilities are expected for the segment but are not evidenced in the filings.

What does pre-launch mean here, and can I book an apartment now?

A pre-launch is the stage before statutory permissions exist — no RERA registration, often no environmental clearance, no sanctioned plan, and therefore no lawful sale — whereas a soft launch normally means approvals are in place and the developer is selling quietly before advertising. This project is pre-launch in the strict sense, so you cannot lawfully book. Money asked for now, whether called an expression-of-interest amount, a pre-launch advantage or a token, is being collected for an unregistered project, will not sit in a RERA-mandated project account, and is recoverable only on the terms of a private document. Has the project received environmental clearance?

No. At 680,220.99 sq m of built-up area the project falls under EIA Schedule item 8(b), triggered above 1,50,000 sq m built-up, which Karnataka appraises as Category B1 — full EIA and EMP reports, with SEIAA Karnataka as the issuing authority. A pull of the entire public PARIVESH dataset on 15 August 2026, 152,491 proposals nationally, found no application of any kind for this project, not even a Terms of Reference filing. A comparable Bengaluru 8(b) project took roughly eleven months from ToR to clearance — worth holding against a Q3 2026 launch, since construction cannot lawfully begin first.

Where is Dommasandra, and which taluk and district is it in?

Dommasandra sits on the Sarjapura–Ambalipura Main Road (SH-35) in south-east Bengaluru, between Varthur and Sarjapur town. Administratively it is in Sarjapura Hobli, Anekal Taluk, Bengaluru Urban district, Karnataka, PIN 562125 — not 560035. It is a census town, so "rural or urban" has no clean answer: an urbanising village belt with a gram panchayat, not a city-corporation ward. The parcel straddles two revenue villages and two gram panchayats — Thigalachowdenahalli under Yamare GP, Dommasandra under Dommasandra GP — which makes "Dommasandra" alone a half-address here.

How is the Sarjapur Road area for daily living?

Two honest halves. The strength is schooling — four top-tier international schools inside 3.5 km by road on the SH-35 spine: Oakridge International 1.7 km, Inventure Academy 2.3 km, The International School Bangalore 2.8 km, Greenwood High 3.5 km, two of them in the parcel's own revenue village. The weakness is congestion and everything above neighbourhood grade: peak times run 75–90 minutes end to end, two of the corridor's named bottlenecks sit on this site's city-bound route, the nearest multi-specialty hospital is 8.6–9.6 km and mall-format retail 16–18 km. Nambiar District 25, the only large branded scheme in the same locality at 1.56 km, faces the same trade-off.
